Tips to Help Investors Stay on Top

Visit your broker regularly to ensure you have a suitable loan for your current needs. Over the course of a long-term property investment, the type of loans available and your personal circumstances can change significantly.

Obtain a property evaluation annually to determine whether you could use your equity to invest in additional properties.

Review your investment loan features and be aware of the costs associated with them. If there are loan features that you aren’t using, speak to your broker as you may save money by trimming them.

When interest rates fall, consider keeping repayments at the previous level which could help you increase your equity and pay off your loan quicker! If you have an interest-only loan this could further reduce your loan interest.

Maintain a dialogue with your broker and accountant or financial adviser if you are considering making changes to your investment property strategy. Speak to your Mortgage Choice broker if you have any questions about your property investment loans.

Wood Decay Fungi

The fruiting bodies of wood decay fungi vary in size, shape and colour. The type of fungi encountered by building inspectors & pest controllers usually reside in poorly ventilated subfloors, below wet areas of the home, exterior timbers & in areas that retain water in the soil.

The durability & type of timbers are factors along with the temperature & environment. Destruction of affected timbers varies with the symptoms involved. Removal of the moisture source usually alleviates the problem. Fungal decay is attractive to termites and if the problem is not rectified it may well lead to future termite attack.

Wood decay fungi establishes growth in unsealed, split, exposed timbers and/or timber sections. Timber joints and/or sections that have gaps due to shrinkage or poor joinery and have not had ends property sealed could have established fungal decay that is not visible, this decay may advance to extensive fungal decay within a short period of time. To minimise further decay it is recommended to seal all gaps with sealant and/or paint as a matter of priority.

Here are definitions of some common real estate terms:

Conjunction: An agreement between agents, where the agreed fee is split between the listing and selling agent. The split usually favours the listing agent.

Drainage Diagram: One of the essential documents provided by the vendor for the Contract for Sale of Land. Supplied by drainage authorities or local council and shows the sewerage lines.

Easement: An encumberance on land title. A right to use or gain access through land owned by someone else. It can also be granted in favour of a government authority.

An interesting development I have noticed of late is the use of lovely picture of the agent on a descriptive signboard on properties for sale. What a waste of space! Quite often these descriptive signboards are paid for by the owner through a “vendor contribution” for marketing. If there was ever a case for blatant self-promotion, this is it!

Here are some tips for on-site signage on properties for sale:-

Ensure the sign is in a clear position that maximises its exposure to passing traffic.

Use preferably a “V” shape configuration where possible as this provides the best coverage. It is also stronger to withstand vandals or weather. If they are damaged, let the agent know ASAP. Make sure they are put up straight and look sharp.

Where it is necessary to use a descriptive signboard, keep it simple. Pertinent points to describe the property, with photos that demonstrate some features of the property that can not be seen from the roadside.

Don’t pay for a sign. They cost no more than $30 for a basic corflute and around $250 for a metal descriptive board. When you are paying thousands of dollars in commission, why does an agent need more money? Its a cost of business. (Especially if they are putting their own picture over half of it!)

Signs are the 24 hour salesperson, if you want to sell, you have to identify the property. Neighbours will work it out quickly. People in suits coming and going means either the house is for sale or someone has passed away!

Don’t put the sign where it may get you into trouble with local authorities. This includes power poles, footpaths and median strips.

Student Accomodation as an Investment

Many investors look for the investment holy grail (a stress free positively geared property). In Newcastle, student accommodation has become a popular investment.

However there are positives and negatives, (just like there is with any property).

The benefits – obviously the high income is the biggest benefit.

There is also less of a risk as the income is spread between a few tenants.

The drawbacks – often these properties are expensive and a bank may not take the income into consideration.

Investors also need to budget for electricity and water usage costs as these can not be passed onto the tenants in these types of properties.

If you are considering purchasing a property for student accommodation it is imperative to ensure that the property is close to the university, is well presented and has large comfortable bedrooms.
